A home inspection gives buyers a clearer picture of a property’s condition before finalizing the purchase. Understanding what inspectors look for in each area of the home can help you feel prepared and confident moving forward.


Exterior

Inspectors start outside by checking the roof, gutters, siding, foundation, and grading. They look for signs of water damage, cracks, drainage issues, and general wear.


Entryway and Living Areas

In main living spaces, inspectors examine walls, ceilings, floors, windows, and doors. They check for cracks, water stains, uneven flooring, and proper window and door operation.


Kitchen

The kitchen inspection focuses on appliances, plumbing, electrical outlets, cabinets, and ventilation. Inspectors test appliances, check under sinks for leaks, and ensure outlets are properly grounded.


Bathrooms

Bathrooms are carefully inspected for plumbing leaks, water pressure, proper drainage, ventilation, and signs of mold or moisture damage. Toilets, showers, tubs, and sinks are all tested.


Bedrooms

Inspectors look at flooring, walls, windows, and closets. They also ensure bedrooms have proper egress, including windows or doors that meet safety requirements.

Heating and cooling systems are tested to confirm they are functioning properly. Inspectors assess age, condition, and basic performance.


Attic

In the attic, inspectors look for proper insulation, ventilation, and signs of roof leaks or pest activity.


Garage

The garage inspection includes doors, openers, electrical outlets, and fire safety features such as fire-rated doors connecting to the house.


Foundation and Crawl Space

Inspectors check for cracks, moisture issues, and structural concerns that could affect the home’s stability.
