You’re almost at the finish line. Your offer was accepted, your loan is (hopefully) approved, and closing day is just around the corner. But before you sign those papers and get the keys, there’s one important step left: the final walkthrough.
Here’s what it is, why it matters, and what you should look out for during this last visit to your future home.
What Is a Final Walkthrough?
The final walkthrough is your last chance to inspect the home before closing — usually scheduled within 24 to 72 hours before settlement. It’s not a full inspection, but rather a time to verify that:
The home is in the same condition as when you agreed to buy it
Any agreed-upon repairs have been completed
The sellers have moved out (unless otherwise agreed)
No unexpected issues have popped up
