You’re almost at the finish line. Your offer was accepted, your loan is (hopefully) approved, and closing day is just around the corner. But before you sign those papers and get the keys, there’s one important step left: the final walkthrough.

Here’s what it is, why it matters, and what you should look out for during this last visit to your future home.


What Is a Final Walkthrough?

The final walkthrough is your last chance to inspect the home before closing — usually scheduled within 24 to 72 hours before settlement. It’s not a full inspection, but rather a time to verify that:

  • The home is in the same condition as when you agreed to buy it

  • Any agreed-upon repairs have been completed

  • The sellers have moved out (unless otherwise agreed)

  • No unexpected issues have popped up

Think of it as your “double-check” moment before committing to one of the biggest purchases of your life.

What to Bring With You

✔ Your purchase agreement

✔ Inspection report (to verify repairs)

✔ A checklist of what to inspect

✔ Your real estate agent

✔ Phone/camera to document issues (just in case)


What to Look For During the Walkthrough

Here’s what you should check room-by-room and around the property:

1. Appliances & Systems

  • Are all included appliances (stove, fridge, washer, etc.) still there and working?

  • Run the dishwasher, turn on the stove, flush toilets, test the A/C and heater.


2. Repairs

  • Were the seller’s agreed-upon repairs completed?

  • Ask for receipts or documentation if they haven’t already provided them.


3. Lights, Outlets & Plumbing

  • Test every light switch and outlet.

  • Run the faucets, shower, and flush toilets to check water pressure and drainage.


4. Doors & Windows

  • Open and close all doors and windows to ensure they function properly.

  • Check for cracked glass, missing screens, or damage.


5. Floors, Walls & Ceilings

  • Look for new stains, cracks, or water damage that wasn’t there during your inspection.


6. Yard, Garage & Exterior

  • Make sure the yard has been maintained and any outdoor fixtures are intact.

  • Check the garage door opener and outdoor lighting.


Red Flags to Watch For

  • Missing appliances or fixtures

  • Unrepaired damage

  • Trash or belongings left behind

  • New damage caused by the move-out

  • Strong odors that weren’t there before

If anything looks off or incomplete, notify your agent immediately. In some cases, closing can be delayed until issues are resolved — or funds can be withheld in escrow until repairs are completed.

The final walkthrough isn’t just a formality — it’s your chance to make sure you’re getting exactly what you agreed to buy. It gives you peace of mind and ensures there are no unpleasant surprises on move-in day.
